Huntersville, NC plans should include more homes built based on the latest projections.

Projected population growth in Huntersville over the next two decades would require more than 9,000 newly built homes within the town's bulging limits, planners predict.
  
Slightly less than half of those homes have already been approved but not yet built in fledgling subdivisions such as Skybrook and Vermillion, as well as Bryton, the mega-development just north of the I-485/N.C. 115 interchange.
  
What has the minds and pencils of Huntersville planners in motion, though, are the needed 4,700 new homes to provide for the anticipated population without a development to call home. People are still coming to this area and when they come, they're going to need a place to live.
  
While soon-to-be-released 2010 U.S. Census data might tilt projections slightly, Huntersville's population is expected to top 77,000 by 2030, up from about 40,000 today.Last summer, Forbes named Huntersville as the nation's No. 2 relocation destination, and the town's demographics hint that it indeed has become a proven "Reloville."

Huntersville is clearly a family town, with an average household of 2.65 members. That compares to 2.31 for Cornelius, 2.3 for Davidson, 2.48 for all of North Carolina, and 2.61 for the U.S.
    
Other statistics echo that conclusion. Nearly 11 percent of Huntersville residents are younger than 5 years old, compared to seven percent nationally, while just 4.3 percent of Huntersville citizens are 65 or older, while 12.6 percent of Americans fall into the senior citizen category.
   
Much of that high-density developmeant would come near three planned transit stations along the proposed commuter rail line that would run north and south along the Norfolk Southern line, and in the downtown area near the new Town Center.
