Lake Norman Waterfront Real Estate in the Short Sale or Foreclosure Process

Lake Norman Homes for SaleLake Norman Waterfront Homes in the Short Sale or Foreclosure Process - Lake Norman Real Estate.

Lake Norman NC situated only 20 minutes from Charlotte has become a desired destination for many looking to relocate. For many who are looking for the BIG DEAL they will find a number of waterfront properties priced well below market value because they are in the short sale or foreclosure process.

The benefit of buying foreclosed home for the buyer is to reduce the dangers when purchasing a property owned already by the banks. For one, financial institutions are willing to give away the foreclosed home at a low price rather than letting it sit empty and decrease its value. Usually, the prices are very buyer friendly whether the buyer wants to live on it or make it as their investment. Almost all of the fees and processes will be handled by the bank to ensure the flawless transaction between them and the buyer. This includes the inspection costs, attorney fees, closing costs, and so many others.

Aside from that, most of the banks are willing to negotiate an enticing price to the buyers by giving them various options when it comes to interest rates. It would invite more and more interested buyers to close the deal as soon as possible thus, making it more favorable for the banks holding the foreclosed home since they can get rid of the property the quickest time.

You can name so many advantages if you would opt for a foreclosed home rather than getting a new home instead. it doesn’t matter if you are someone who wants to invest in a real estate property or someone who is finding a new home. You can simply go to a real estate agent expert in foreclosure so you will know the risks and benefits of foreclosure

Lake Norman Waterfront Homes in the Lake Norman High School district

Lake Norman waterfront homeLake Norman waterfront homes in the Lake Norman High School district.

If you plan to relocate your family to the Lake Norman region one of the first things you probably did was to research the area's school. This can be become a very difficult thing to do because of the ever changing landscapes of new schools and boundary lines.

One of the newest High Schools in the area is called Lake Norman High. Lake Norman High School, home of 1,969 Wildcats, is the newest high school in the Iredell-Statesville School System located 30 miles north of Charlotte, in Mooresville, NC.  During the 2008-2009 school year, the school regained the "School of Distinction" recognition, which means at least 80% of the students tested at or above proficiency on EOC testing.

Lake Norman High SchoolI have refined a home search that includes only waterfront Lake Norman homes that will be attending Lake Norman High School. Prices can vary from the $300's all the way up to the Luxury waterfront properties in the millions.

I understand that the quality of schools are everyone's minds when relocating with a family. I have lived in the area for over 12 years and can help alleviate those concerns. Please feel free to call or email to get your personalized reports.

Langtree at the Lake is a GO! - Mooresville, NC Real Estate

Langtree at the LakeLangtee at the Lake is a Go! Mooresville, NC Real Estate

Residents of Iredell and Northern Mecklenburg County have been waiting patiently for over a year now on the development of Langtree at the Lake. Road infrastructure has been in place with the addition of a new exit off I-77.

Here is a recent article by the Davidson News that covered the breaking news. Every Broker in the Lake Norman region should be excited by the comments and announcement that vice president Brad Howard stated in the article.

Work could begin this summer on an initial phase of the 300-acre mixed-use Langtree at the Lake development off I-77 Exit 31. The site's developer this week announced a partnership with an Ohio company to begin construction of a section that includes upscale apartments and shops.

Langtree Properties has been working plans for the $800 million project in Mooresville, off I-77 near Lake Norman. Thursday's announcement said Langtree has formed a joint venture with RL West Properties of Toledo, Ohio. The new Langtree Development Co. LLC, would "immediately begin" work on the project.

Langtree Group vice president Brad Howard, said in a press release he thinks the economy is on the rebound, making it a good time to start the projectLangtree at the Lake

"This is about Economic Development. Period. The world is ready to begin taking risks again. It has been a difficult road, but our dream is now a reality," Mr. Howard said. "I look forward to local job creation, sales and property tax generation, and most of all I hope this sparks the willingness for others to begin to build again."

Mooresville developer Rick Howard, president of The Langtree Group and Brad's father, said in the press release he was excited about the partnership. "In today's uncharted and challenging economy, I cannot express my thanks and excitement enough to the leadership of the RL West organization for recognizing the opportunity and embracing our vision. I look forward to implementing our dream, Langtree," Mr. Howard said.

Added Barry Rigby, an RL West executive vice president: "This is a community based effort for the benefit of all. We have executed a new chapter in Mooresville's rich history."

Friday's announcement did not mention financing.

Short Sales Waterfront and Waterview on Lake Norman, NC - Lake Norman Short Sales

Short Sales Lake Norman NCShort Sale Waterfront and Waterview homes for sale on Lake Norman.

If you are looking to bargain shop and want waterfront or waterview properties this is the time to do it. Lake Norman which is located only 20 minutes from Uptown Charlotte offers the opportunity to enjoy Lake living for a discounted prices.

At one time, not long ago, only a select few were fortunate enough to afford living on Lake Norman. If anything was below $500k it was usually small cottage, maybe 1 or 2 bedrooms and around 1100 sq feet.

Today I viewed a home that was over 4000 sq ft with a full basement on .54 acres, waterfront, and deeded boat slip that was listed for $650k. Typically a home that size on Lake Norman would have been priced in the $800's. Home's in that specific neighborhood are well over a million dollars.

Obviously, location on Lake Norman can make the difference for many who are looking for waterfront homes. Lake Norman, which is  the largest man-made lake in the Carolina's is 34 miles long with 520 miles of shoreline. So you can just imagine the many coves and variation of shoreline that comes along with water-frontage. However, lake access is a premium and for those who take advantage now will reap the benefits for years to come.

Downtown Mooresville, NC becoming a hot spot - Mooresville NC Real Estate

Mooresville, NC Downtown Mooresville NCis becoming a "phenomenal" place to visit or look for commerical property.

According to some recent news articles and Kim Atkins executive director of the Mooresville Downtown Commission the activity is "phenomenal" and should be in a good position when the region recovers. Buildings are being renovated, restaurants and other retailers are moving in, and new second-floor offices continue to fill.

Downtown property owner Howard Kosofsky recently said he's invested $3million renovating buildings and created 19 office spaces, 17 of which are occupied.

One of his refurbished buildings houses the new J.J. Wasabi's Grill and Bar. The Daily Grind restaurant is opening soon in another of his renovated Main Street buildings.

A nightspot called the Bathtub Gin opened in late 2009 in the former Pat's Coffee Shop, and a bakery called the Whirling Whisk opened in another space recently.

Atkins' aim is to get the word out about downtown's successes to more Lake Norman-area residents.

I have been visiting the Downtown area of Mooresville for over 10yrs and it is becoming more and more of a destination for people visiting the Lake Norman region. It is great to see that the recession has not affected this quaint downtown area.

Grand Slam for Mooresville NC - Largest baseball facility "America's Park" gets approval!

Baseball Town Mooresville NCMooresville NC the town known as "Race City USA" now has a sister name "Baseball Town."

A big collection of Iredell County and Mooresville town officials, along with local business leaders, announced that America's Park, touted to be the world's largest youth baseball and softball complex, will be built in northern Mooresville off Rankin Hill Road just west of I-77.

America's Park and will feature 25 lighted ballfields, 60 cabins, a laundry facility, dining hall and concession stands as well as parking on 111 acres of the 170-acre site. The remainder, for now, will be used as unpaved overflow parking. Hines and Presutti intend for  America's Park to be positioned to take advantage of a growing youth sports industry, with tens of thousands of "travel ball" teams in a variety of age groups looking for tournaments - and places - to play.

The design of America's Park calls for five, four-field clusters of fields in the classic pinwheel design, one two-field grouping, two other single fields plus a stadium field. America's Park is scheduled to be open in time for the 2012 travel ball season.

They estimate 80,000 visitors each year will spend multiple nights in hotels from Mooresville to northern Mecklenburg County and dine in local restaurants and shop at local stores to the tune of $33 million in direct spending. Apply the 2.5 multiplier to that figure as economists are wont to do - meaning each new dollar is spent 2-and-one-half more times once it is infused into the local economy - and the total economic impact is $82.5 million.

Not bad for more than 100 acres that contains no massive building, creates no product and sells only concessions and memories.

Town officials have just hit a Grand Slam for the Mooresville and Lake Norman region.

Langtree at the Lake and Larkin project get millions in stimulus money - Mooresville NC Real Estate

Langtree DevelopmentLangtree at the Lake and Larkin development may get millions in stimulus money.

The Lake Norman region has been waiting patiently for the new Langtree at the Lake development to begin construction. However, tax issues have plaqued the project and prevented any construction.

Well here comes the government to help bail out both the Langtree project and Larkin development. Here is an excerpt from our local newspaper that gives hope for the projects to start moving dirt again.

An Iredell County government financing authority agreed last week to let the planned Langtree at the Lake and Larkin developments seek state approval for a combined $41million in "recovery zone bonds."

The bonds are part of the federal American Recovery and Reinvestment Act of 2009, intended to help reignite the economy. States approve and allocate the bonds.

The developments would obtain private financing for the bonds, so taxpayers wouldn't be at risk if the projects fail, officials said. Still, the county and state have to make sure the projects are fiscally solid enough to be able to obtain the financing, and the developments will create lots of jobs.

Members of the Iredell County Industrial Facilities & Pollution Control Financing Authority unanimously agreed last week to allow the developments to ask the state to approve the bonds.

Larkin is seeking $25million in bonds. The mixed-use development will encompass 1,000 acres offLarkin Development Interstate 77 Exit 45 in Troutman. A boulevard will extend the development north to Exit 49A in Statesville.

Larkin is expected to create at least 1,100 jobs in its first five years, Larkin officials told the authority.

In December, Iredell County gave Langtree at the Lake the go-ahead to seek $9million in the same type of bonds. The developer was back last week to request an additiona $16million, after more bond money was projected to be made available.

The project, at Interstate 77 Exit 31 in south Iredell, is expected to create about 1,900 jobs from 2012 through 2015, Russ Rogerson, executive director of the nonprofit Mooresville/South Iredell Economic Development Corp., told the authority.

The N.C. Department of Commerce and the N.C. Local Government Commission will next consider approving the bonds. The Iredell County Board of Commissioners also will have to schedule a public hearing.
