Obviously, location on Lake Norman can make the difference for many who are looking for waterfront homes. Lake Norman, which is  the largest man-made lake in the Carolina's is 34 miles long with 520 miles of shoreline. So you can just imagine the many coves and variation of shoreline that comes along with water-frontage. However, lake access is a premium and for those who take advantage now will reap the benefits for years to come.

    Downtown Mooresville, NC becoming a hot spot - Mooresville NC Real Estate

    Mooresville, NC Downtown Mooresville NCis becoming a "phenomenal" place to visit or look for commerical property.

    According to some recent news articles and Kim Atkins executive director of the Mooresville Downtown Commission the activity is "phenomenal" and should be in a good position when the region recovers. Buildings are being renovated, restaurants and other retailers are moving in, and new second-floor offices continue to fill.

    Downtown property owner Howard Kosofsky recently said he's invested $3million renovating buildings and created 19 office spaces, 17 of which are occupied.

    One of his refurbished buildings houses the new J.J. Wasabi's Grill and Bar. The Daily Grind restaurant is opening soon in another of his renovated Main Street buildings.

    A nightspot called the Bathtub Gin opened in late 2009 in the former Pat's Coffee Shop, and a bakery called the Whirling Whisk opened in another space recently.

    Atkins' aim is to get the word out about downtown's successes to more Lake Norman-area residents.

    I have been visiting the Downtown area of Mooresville for over 10yrs and it is becoming more and more of a destination for people visiting the Lake Norman region. It is great to see that the recession has not affected this quaint downtown area.

    Grand Slam for Mooresville NC - Largest baseball facility "America's Park" gets approval!

    Baseball Town Mooresville NCMooresville NC the town known as "Race City USA" now has a sister name "Baseball Town."

    A big collection of Iredell County and Mooresville town officials, along with local business leaders, announced that America's Park, touted to be the world's largest youth baseball and softball complex, will be built in northern Mooresville off Rankin Hill Road just west of I-77.

    America's Park and will feature 25 lighted ballfields, 60 cabins, a laundry facility, dining hall and concession stands as well as parking on 111 acres of the 170-acre site. The remainder, for now, will be used as unpaved overflow parking. Hines and Presutti intend for  America's Park to be positioned to take advantage of a growing youth sports industry, with tens of thousands of "travel ball" teams in a variety of age groups looking for tournaments - and places - to play.

    The design of America's Park calls for five, four-field clusters of fields in the classic pinwheel design, one two-field grouping, two other single fields plus a stadium field. America's Park is scheduled to be open in time for the 2012 travel ball season.

    They estimate 80,000 visitors each year will spend multiple nights in hotels from Mooresville to northern Mecklenburg County and dine in local restaurants and shop at local stores to the tune of $33 million in direct spending. Apply the 2.5 multiplier to that figure as economists are wont to do - meaning each new dollar is spent 2-and-one-half more times once it is infused into the local economy - and the total economic impact is $82.5 million.
     
    Not bad for more than 100 acres that contains no massive building, creates no product and sells only concessions and memories.

    Town officials have just hit a Grand Slam for the Mooresville and Lake Norman region.

    Langtree at the Lake and Larkin project get millions in stimulus money - Mooresville NC Real Estate

    Langtree DevelopmentLangtree at the Lake and Larkin development may get millions in stimulus money.

    The Lake Norman region has been waiting patiently for the new Langtree at the Lake development to begin construction. However, tax issues have plaqued the project and prevented any construction.

    Well here comes the government to help bail out both the Langtree project and Larkin development. Here is an excerpt from our local newspaper that gives hope for the projects to start moving dirt again.

    An Iredell County government financing authority agreed last week to let the planned Langtree at the Lake and Larkin developments seek state approval for a combined $41million in "recovery zone bonds."

    The bonds are part of the federal American Recovery and Reinvestment Act of 2009, intended to help reignite the economy. States approve and allocate the bonds.

    The developments would obtain private financing for the bonds, so taxpayers wouldn't be at risk if the projects fail, officials said. Still, the county and state have to make sure the projects are fiscally solid enough to be able to obtain the financing, and the developments will create lots of jobs.

    Members of the Iredell County Industrial Facilities & Pollution Control Financing Authority unanimously agreed last week to allow the developments to ask the state to approve the bonds.

    Larkin is seeking $25million in bonds. The mixed-use development will encompass 1,000 acres offLarkin Development Interstate 77 Exit 45 in Troutman. A boulevard will extend the development north to Exit 49A in Statesville.

    Larkin is expected to create at least 1,100 jobs in its first five years, Larkin officials told the authority.

    In December, Iredell County gave Langtree at the Lake the go-ahead to seek $9million in the same type of bonds. The developer was back last week to request an additiona $16million, after more bond money was projected to be made available.

    The project, at Interstate 77 Exit 31 in south Iredell, is expected to create about 1,900 jobs from 2012 through 2015, Russ Rogerson, executive director of the nonprofit Mooresville/South Iredell Economic Development Corp., told the authority.

    The N.C. Department of Commerce and the N.C. Local Government Commission will next consider approving the bonds. The Iredell County Board of Commissioners also will have to schedule a public hearing.

While urgency is important, understand that there will likely be another home buy in your future, and it'll be more difficult to acquire a loan if you have a history of skipping out early and leaving the lender with the bill.

    Then judge the market. Do serious research into your market at the neighborhood level. If the homes all around you are headed to foreclosure and prices are falling like a stone, lenders will be eager to cut their losses and agree to a short sale. If this is the case, speed means everything. If your equity falls too far below zero, lenders are less likely to agree to a short sale because it costs them more.

    I share this view and believe that as the road widening nears completion the area

    • Monday - Saturday from 6 a.m. to 9 p.m. on Williamson Road
